Downtown Los Gatos center with popular restaurants is bought



LOS GATOS – A prominent downtown Los Gatos business complex that tenants popular restaurants and shops has been purchased by a Bay Area investment group.

The deal to purchase Lyndon Plaza underscores how Los Gatos – and its downtown district in particular – has become one of the hottest real estate tickets in the Bay Area.

Sridhar Equities paid $ 20.8 million for the mixed-use center located on S. Santa Cruz Ave. 20 is located on the corner of Main Street directly across from the busy Los Gatos Town Plaza, according to documents filed June 15 with the Santa Clara County Recorder Office.

“This is a prime location in the heart of downtown Los Gatos,” said a Cushman & Wakefield marketing brochure. “It has high visibility with a mix of mixed-use retail, catering and office space.”

Main Street Burgers and Willow Street Wood-Fired Pizza are major tenants at Lyndon Plaza. The Dall’Uva Wine Store, Taba Taba Restaurant, Gingis Academy of Music, Better Health Body Therapy, and Bugs & Butterflies Photography are also located in the complex.

“Willow Pizza and Main Street Burgers are both doing very well, and since the rest of the restaurants and retail are doing well too, that creates good momentum for the entire building,” said David Taxin, partner at Meacham / Oppenheimer, an advertiser real estate company.

Investors have bought a number of other properties in and near downtown Los Gatos over the past two years.

The deals suggest that the city of South Bay has a strong economy and valuable commercial real estate.

“Los Gatos has always been a very thriving city and has developed very well over the years,” said Taxin.

To the offers of the last few years in downtown Los Gatos and near the city center:

– Toll House Hotel, a boutique hotel complex in the foothills of the Santa Cruza Mountains at 140 S. Santa Cruz Ave. in Los Gatos, was purchased for $ 43.5 million in 2019.

– A retail building at 2 N. Santa Cruz Blvd. was purchased for $ 14 million in October 2020.

– The Los Gatos Hotel at 210 E. Main St. in Los Gatos was purchased for $ 21.1 million in December 2020.

– A retail building on 26 N. Santa Cruz Blvd was purchased for $ 11.2 million in December 2020.

La Rinconada Country Club, at 14595 Clearview Drive in Los Gatos, with an 18-hole golf course, was purchased for $ 18.9 million in May 2021 to secure the future of golf courses.

Los Gatos-based Sridhar Equities, the new owner of Lyndon Plaza, is focused on the Bay Area and Southern California as primary real estate investment areas, according to the company’s website.

“Our investments are focused on high-demand locations in the San Francisco Bay Area and the Los Angeles County markets,” Sridhar stated on the website.

Lyndon Plaza has a total of 81,000 square feet and is three stories high, according to a listing on the commercial real estate website LoopNet.

The building was built in 1972 and renovated in 2003, according to an entry on the commercial real estate website LoopNet. The mixed-use complex was awarded the “Beautiful Building Award” by the Los Gatos Chamber of Commerce in 2006.

Treasury wants more oversight of all-cash real estate deals



WASHINGTON – The Biden administration plans to extend bar real estate reporting requirements to crack down on the use of the US market by malicious actors to launder money made through illegal activities.

The Treasury Department released a notice Monday to solicit public comment on possible regulation that would address an alleged vulnerability in the property market.

Currently, property insurance companies in only 12 metropolitan areas are required to file reports identifying individuals buying residential real estate through mailbox companies for cash if the transaction exceeds $ 300,000.

“Increasing transparency in the real estate sector will deprive corrupt officials and criminals of the ability to launder the proceeds of their ill-gotten gains through the US real estate market,” said Himamauli Das, acting director of the Treasury Department’s Financial Crimes Enforcement Network.


That said the move could “strengthen US national security and help protect the integrity of the US financial system.”

The metropolitan areas currently reporting are Boston; Chicago; Dallas-Fort Worth; Honolulu; Las Vegas; Los Angeles; Miami; New York City; San Antonio; San Diego; San Francisco; and Seattle.

The US housing market has long been recognized as a stable port of call for corrupt government officials around the world and other illegal actors who seek to launder revenue from criminal activities.

The publication of the International Consortium of Investigative Journalists’ Pandora Papers recently highlighted the use of mailbox companies by current and former world leaders and their loved ones to purchase real estate and other assets in the US and elsewhere.

The tax tricks may be legal, but have spawned various proposals to increase tax transparency and step up the fight against tax evasion.

Efforts to push for new regulation of the real estate market come when the Biden government issued its “US Anti-Corruption Strategy” on Monday.

Hamburg, December 6, 2021 – The Hamburg asset and investment manager MPC Capital has won new institutional investors for the ESG Core Residential Real Estate Germany fund. In a second closing, a total of 66 million euros was raised for the open special AIF (Alternative Investment Fund).

This increases the equity base of the fund, which focuses on sustainable residential projects, to over EUR 140 million. On this basis, the total volume is to be around EUR 300 million in the future and investments are made in real estate projects that meet a comprehensive catalog of sustainability criteria. ESG Core Residential Real Estate Germany was founded in December 2020 together with Universal-Investment as a service capital management company.

Asset selection based on the ESG scoring model

Summit Club homes highlight luxury market



A California tech entrepreneur and his wife paid the second-highest-ever known price for a Las Vegas Valley home that closed at the Summit Club for $ 18.75 million, while a second home sale in the same Summerlin resort community set an all-time record listed price per square meter.

The sale reflects the continued strength of the high-end luxury market and the emergence of the Summit Club, the super luxury resort community, for future record sales. Clark County records show it has five bedrooms, five bathrooms, and a size of 9,427 square feet. It was built in 2019 by Growth Luxury Homes and sits on 26,572 square feet of land overlooking the golf course, although it is not next to it.
